Patriot's development team specializes in urban infill redevelopment of commercial and industrial sites located near high potential transportation centers. Patriot has completed three projects near the downtown Silver Spring Transit center, all of which were developed on former industrial and commercial in-fill sites. Each site required resolution of land-use issues commensurate with high intensity land usage (the completed project density averaged between 200-300 residential units per acre of land). Patriot also develops and manages the new mixed use Ashbury project (140 residential unit and 32,000 square feet of retail space) within 1/2-mile from the Laurel Racetrack MARC station. Also underway is Hawthorne Place, Patriot's redevelopment of the former Roadway Truck terminal in the City of Laurel, located a half mile south of the Laurel MARC station, by converting a 10 acre truck terminal into a mixed use project with 1,000 residential homes and 140,000 square feet of Class A office space. |
